The purpose of this letter is to give you an idea of the experience we had working with Michelle Horan.
Our move was not going to be an easy one and we knew it. We wanted to move back to our native MA from PA. We were selling a house in PA, starting two new jobs, moving into a short term rental house and looking for a new home. We had to take turns driving back and forth to PA for about five months.
We had a realtor in PA who was incredibly difficult and just couldn’t seem to grasp that we were more than 300 miles away. The experience with this man made us even more appreciative of how hard Michelle worked and how thoughtful and accommodating she was.
The first weekend we were back in MA Michelle wanted to get right to work. I told her we were not in a position to buy until our house in PA sold. She said that was okay and it would be good to be ready and know what we like. This being the fourth house we were in the process of buying surprised us, as some realtors don’t even want to speak to a client until a pre-approval letter is presented. Michelle took us to see several homes. She worked around our schedule as we traveled and as we found houses that came on and off the market. Finally, we found a house that was perfect for us, but our house in PA hadn’t sold yet. We were very disappointed and Michelle was so understanding and not dismissive of our emotions in any way. Without our knowledge, she kept in touch with the seller’s realtor. She found out that the deal was not going to work out and the house was going back on the market. We were able to get an offer in and the house under agreement quickly, because she was working behind the scenes keeping an open line of communication. Michelle helped us get set up with an inspection company, appraiser and attorney all within the same day. As it turned out there were some big issues with the well. We worked with the sellers and their realtor. The sellers wanted to do a cheap fix and we wanted to know the extent of what the problem could be. The sellers became extremely difficult, and as the process progressed, very irrational. Michelle never lost her composure. She worked calmly and stoically with the attorney to make sure we were protected. Eventually, our "perfect house” was not so perfect. Michelle jumped right back into the process of looking for us. She sent listings, met with us on our difficult schedule, worked with our mortgage agent to make our process as seamless as possible. We found a beautiful new construction home and Michelle negotiated with the builder and saved us tens of thousands on the purchase price. Once again, Michelle was right there making sure the inspector, appraiser and attorney were lined up and at the house when they said they would be. Michelle also had the builder on the phone or at the house anytime there was a concern. Her effort, knowledge and work ethic were nothing short of AMAZING!
It is also worth mentioning that we wanted to make this a surprise for our children. We wanted to get to this closing in about 25 days, one week prior to Christmas, YIKES! The answer is YES, Michelle made this happen. She kept saying "you’re amazing parents” and "I can’t believe you’re keeping this a secret”, but the truth is none of it would’ve happened without her. Quite simply, this never would’ve happened with another realtor.
